- How often will I need to replace the carpet, paint the interior, update furnishings or change the décor of my unit?
The carpet wear and tear depends upon the quality of the carpet and the frequency of use.

- What would be the average daily rate of return to me as a homeowner?
It is difficult to impossible to quote a daily rate. The seasons and the economy are too variable. We take the approach of never losing a booking versus having a unit empty because our rate is too high. Our guests compare our accommodations to the hotels and motels. We are constantly keeping tabs on the competition in order to offer competitive rates. The advantage of our accommodations is the fact we can accommodate larger groups of people that can share the costs.
- Are you guaranteeing a certain amount of rental income per month or per year?
We do not offer guaranteed rent. A guaranteed rent service encourages the minimum fulfillment of bookings and no more. Excess bookings would typically be shifted to other units not under the guaranteed rent program and due to the risk inherent in that offering, the guaranteed rent amount will be low in comparison to a unit that is not under that program.
- What is required of me to turn over my property to you for management?

- What is your management fee?
Our booking fee is 20% and the management fee is $95 per month.
- Are there additional charges I need to be aware of?
Yes. There are things such as the keyless lock system and annual cleanings. We have a separate price sheet with all of the fees and expenses. Just give us a call and we will send it to you.
- Do you charge if I book my own rentals?
We charge a minimal $25 admin fee.
- Why should I consider hiring a property manager?
A property manager manages your property’s well being, but a vacation property manager adds the marketing aspect that drives success. At the very minimum, the management/tracking of the taxes is critical service. There can be penalty fees from each of the three taxing authorities. One such fee is $500 a day for non compliance.
- So, are there any hidden costs?
No. All expenses are listed on our rate sheet.
- I’ve been profitably managing my vacation house for years by myself, why would I need your services?
There are a number of reasons you may be interested in our services. The absolute most important reason is the penalties of not paying the monthly taxes. This is a bothersome task that we can take off your hands. Many Owners are not aware of this requirement, although there are serious retroactive penalties. Here’s a list of our value-added services:

- What are the 7 annual Marketing nights?
Those nights are used for promotional purposes. To attract tour operators, we must provide accommodations to allow them to perform an evaluation. The nights can also be used for marketing purposes where the stay is made a part of a vacation package to allow for marketing of all the units available in San Antonio. The nights can also be used as enticement for longer stays or special agreements for marketing opportunities.
- Are you a member of any groups?
We are all active members of SABOR (San Antonio Board of Realtors) TAR (Texas Association of Realtors) NAR (National Associations of Realtors) SAAA (San Antonio Apartment Association).
- Approximately how much rental income can I expect per month?
Due to the variability of the seasons, economy and the type of bookings, we cannot provide a steady answer. For instance, a group booking will garner much more money than an individual booking. Group bookings have priority, but if there are openings, then they will be filled by lower earning individual bookings. This dynamic is not predictable.
- How soon can I expect to receive income from the rental of my home?
We cannot guarantee a definitive amount of income or timing of such payments. Factors such as the economy and the season will determine the amount of income you receive. However, if you’ve rented your unit prior to having us manage it, our overall marketing will most likely minimally match yours. This means you should expect at least the same amount of bookings you’d get without us, but you must absolutely keep the economy in mind. It affects us all and it’s not predictable.
- How do you determine the nightly, weekly, or monthly rates?
The rate for your home or condo is determined by the season and demand for each property. Other factors that determine the rates are the location and amenities of your property. We strive to keep your property competitively priced compared to hotel, motels, and bed and breakfasts, but taking into consideration the number of people a house can accommodate and this limitation with our competition.
- What type of financial reporting do you provide?
We provide monthly reports on the financial status of your home.
- How do I book personal time in my home?
Please notify us in writing, by fax, or email 60 days prior so we may accommodate your needs.
- How do you advertise my property for rent?
We utilize several vacation home websites to list your property as well as search words dedicated to vacation home rentals. In addition to this high exposure for your property, we also promote all of our listings through our base of clients and access to over 7,000 Realtors in the San Antonio area. We also have affiliations with other vacation management companies in other states.
- Do you work with travel agents, tour operators or any other entity?
At the moment, we focus on higher yielding individual/group bookings; however, we are open to using the tour industry to fill openings we are not able to fill. As expected, the tour industry has been severely impacted by the economy and by the simple nature of the business, the booking prices paid by that industry are low.
- Do I have to have insurance even though I will only be renting out the unit?
Yes, you are open to liability issues on a daily basis.
- Do you charge a fee to post my unit photos on your website?
No, but we do have a program where you can selectively gain more exposure for your unit, but there are varying prices for the different mediums.

- What is the check in/out procedure?
We provide check-in instructions prior to Guest arrival. They are provided the code to open the door and the unit undergoes a visual inspection by the cleaning crew after each guest check out.
- How often would my unit be cleaned?
Each time a guest is checked out, your home will be scheduled for a full cleaning. If for some reason your home does not have guests for a period of 2-4 weeks, we will perform a light clean at your request.
- How do you handle the carpet cleaning?
The carpets will be steam cleaned periodically, as needed. At the minimum the carpets will be cleaned 1 time per year, typically on or near the anniversary date of signing on with the company.
- How are maintenance issues taken care of?
We walk the home after the guests check out and assess any damages.

- How will I be notified if there are damages to the unit?
Any single repair over $300 must be coordinated with the Owner unless there are issues concerning Health, Safety, or Habitability. We either call or email to coordinate these types of repairs. Other repairs are accomplished as needed to maintain the marketability of your unit.
- Will I need to buy more furniture?
This depends upon the aesthetics of your unit. This will reflect the number of bookings you receive. Low bookings relative to the other comparable units can be caused by a number of factors such as location or possibly the furniture/decorations. We will investigate and offer unbiased opinions.
- Do you charge extra for "after hours" emergencies?
Yes. The fee is determined by the labor rate and mileage expense for any after-hours emergency by the company on our approved vendors list. The fees are defined in the rate sheet we can send to you upon request.
- Quarterly property inspections

- Do I need any special permits or licenses if I have never rented my home before?
No; however you do have to pay the monthly Hotel Tax or face stiff penalties.

We will charge the Guests and pay the required taxes monthly.
